Burlanes recently worked on a project at a Tonbridge property in Kent, transforming a narrow, uninspiring utility room into a beautiful and functional space.

The remit:

To completely refurbish a utility room from a small, unwelcoming space to a stylish room that makes ironing a pleasure!

At Burlanes we love a challenge!

A well designed laundry room should serve many purposes and can be achieved with the addition of custom built-in cupboards, utility sink, washing machine, dryer and guest toilet. It can help you to simplify your household chores, storage and double up as a downstairs washroom. Since the laundry room does have the potential to function as a multi-purpose room, refurbishing this space is a great investment for you and your family.

We redesigned the laundry and utility room in the Tonbridge property and made a practical and workable space that was smart, stylish and clutter free.

This is how we achieved it:

We rebuilt the cupboards at the back of the room to store household appliances and belongings more effectively. We then painted them in 'Furniture Grey' from our new Burlanes paint range.

We built stowaway cupboards to conceal the washing machine and tumble dryer either side of the butler sink.

Oak shaker pegs and custom built shelf made in our workshop are perfect for coats and hats and the hand built banquette seat that doubles up as shoe storage utilises this area of the room perfectly.

The tiles were sourced by our head designer Lindsey. The property owner Claire Peel had fallen in love with French style encaustic patterned floor tiles, but not the price tag. She had unsuccessfully tried every tile supplier both online and locally to find something similar within her budget. " Lindsey knew exactly what I wanted, with a price that suited. The tiles are still one of my favourite parts of the room but I hadn't come across them before." she explained.

We asked Mrs Peel what she thought of the service she had received from Burlanes:

"I was impressed with the service from the first meeting with Lindsey, who knew how to interpret exactly what I wanted, to the time the team left the site (on time and on budget) after making sure I was completely satisfied with everything. I am a terrible perfectionist, but had faith in the them from the beginning. Danny visited the site almost daily to check on progress and his first words were always to ask me if I was happy with it. "
